Having moved to the Upper Valley from the Albany, NY area right after graduating from college, Cheryl tried her hand at teaching for a couple of years. As much as she loved the opportunity to work with her students, she wanted to respond to her strong urge to try something entrepreneurial. In 1981 she got her VT and NH real estate license and within six years had acquired her own RE/MAX franchise and was running her own company. Her quest, ever since, has been to be the best resource and problem solver for her clients that she can be.
For the past 30 years she has grown to fully appreciate the local culture and markets which make this area so unique. During this period she received almost yearly awards for top sales performances but she also had a special interest in the many challenges encountered by seniors when retiring, moving or downsizing. In order to help me provide the best possible service on those fronts, she obtained the certification of SRES or Senior Real Estate Specialist, a designation indicating a level of expertise in dealing with unique issues associated with transactions involving seniors.
This training, along with her core belief that communication is the key to most successful outcomes, makes Cheryl uniquely qualified to assist seniors in the Upper Valley facing the complexities of transitioning to new phases in their lives and the new spaces that often are part of those events. she and her colleagues at Timely Transitions are ready to listen, consult and bring about that perfect transition for you.
AVP Mortgage Loan Officer
“I realize that through the daily challenges that come across my desk, nothing is remotely as challenging as those afflicted with hunger, cancer, mental illness, and the myriad of other diseases. I know that I can and do make a difference in supporting the many organizations that provide that circle of support in making their lives better every day.”
The intricate blending of personal and professional experiences that Sherry Noyes brings to her career as a mortgage loan officer elevates her among her peers. Knowledge, Experience and Integrity are the cornerstones of her life and work.
When you work with Sherry toward the goal of obtaining a mortgage, you can count on her to stay focused on your important mortgage needs. She gives her all and applies her knowledge to give you a successful experience with a personal touch.
Sherry’s commitment and love of community flows naturally with her professional life. During her tenure as Director of the Sunapee Region Board of Realtors, she launched the Sunapee Region Board of Realtors and Affiliates Neighbors Helping Neighbors Program which provides food and financial donations to the Food Banks in the area. She also assisted in designing a monthly seminar for future homebuyers, the Sunapee/ Dartmouth Homebuyers Seminars, and has been teaching the monthly program since 2010. Sherry’s community volunteer efforts are a driving force and philosophy she lives by.
Sherry is an Upper Valley Resident who lives along the shore of Mascoma Lake where she enjoys some of her favorite hobbies, of sailing, paddle boarding, kayaking, cycling, hiking, and snow shoeing. She is currently studying for her Reiki Masters to use in her volunteer work.
Realtors who encourage sellers to invest in home staging are reporting substantial monetary returns—for both themselves and their clients.
Statistics have shown that prospectives buyers can make up their minds within ten seconds of walking through the door. Generally speaking, homes that are staged end up selling more quickly and for a fair asking price. Owning a home is one of the biggest investments a person is likely to make, and staging can help to get a good return on your investment.
Frances creates an image for buyers to help them see themselves living in your space. Staging entails editing out some furnishings, removing from view family photos and collectibles, relocating furniture for a better flow, de-cluttering, re-organizing, and other things such as purchasing fresh linens, towels and accessories.
Interior decorating refers to the art and science of making an interior space more aesthetically pleasing and functionally useful for its inhabitants. Frances can help with furniture selection, colors and all of the of the other little touches that make a house a warm and inviting home.
Somehow the closing or moving hours creep up on you. Plan ahead and know that it inevitably takes a little longer than you originally thought.

Jayne started Everyday Errands over 10 years ago and has truly enjoyed working to help serve her clients with their many different needs.
Over the years, she has found that she most enjoy helping those in the process of moving: Getting their home ready for sale, paring down belongings, sorting for throwaway, giveaway, charity shop, maybe a "moving sale," and finally-packing, unpacking, and all the "in between" tasks. It can be a trying time, especially for those that do not have family around to help and those who are just too busy. To be able to come into someones life at such a time to help with as much or little as needed during a transition, is truly satisfying.
If you feel you need a little (or a lot of) extra help, please reach out to Jayne.

Cheryl is a professional and conscientious Realtor to work with. She sold our home and helped us buy a new one. An enjoyable experience!
...one of the most important characteristics to me when working with an individual or company is their attention to detail and quickness in returning my phone calls or email. Cheryl rates at the top of the scale for both. She always gave me feedback on prospective buyers, which is veryimportant and helpful to a seller. She also helped me buy a home— I felt as though I'd made a new friend by the time we both were completed.
...Cheryl, it's so nice that everything is finally settled and so our many thanks to you for your professionalism in handling [two] properties at the same time. [We] wish to thank you for your always cheerful and friendly attitude from the start through the sale and final closings.
If you want someone to help you do almost any project or task, call Jayne.... [She] was highly recommended to me by my real estate company so I didn’t know her before; little did I know what a treasure I would find in Jayne. I have recently spent six months preparing my house for sale, selling it and then moving out; I simply could not have done it without Jayne. Here’s what Jayne will bring to you: always arriving right on time; working without stop the whole time she’s there; finding ways to do things that appeared difficult or impossible; self-motivated — she just went ahead and did what needed to be done even if I hadn’t mentioned it; cheerful and fun to be with; honest and decent to a fault; willing to work more or pitch in at any time if needed. She is simply the best and I can’t recommend her highly enough. If I could I’d whisk her away to my knew home in Chicago!
I have worked with Jayne for over 2 years and in that time she has helped me move, unpack, re-pack and move again at least 3 times. She was always reliable, trustworthy, efficient and helpful beyond measure. Today Jayne continues to work for me as an independent contractor making my life easier with all I ask of her. I consider her a friend and confidant. I trust her with my most sacred belongings- my home, my pet, my food and my ideas. I am always grateful when I arrive home after she has worked for me.
Thank you [Sherry] so much for all of your help during our first home purchase! From taking phone calls on holidays and weekends to meeting us unplanned during the first hour back from your vacation! We will absolutely refer you to others!
Thank you [Sherry] for all of the follow up. You have been very attentive and we appreciate it!
From the moment that we spoke with [Cheryl] we realized that we had a first-rate business ambassador handling our every concern. [She] offered sensitivity, and a true professional concern for our desire to sell the home. We were impressed as [she] handled each step closer to the ultimate closing with ease and confidence. [Cheryl] took control and accomplished for us the end result, the sale of the house, with efficiency, style, and a warm personal commitment. We personally recommend [Cheryl] as an exceptional real estate representative on a job superbly performed and thank [her] for an outstanding impression of New England hospitality.
What do you do when you have lived in a 4-bedroom house for over 45 years and are downsizing to an apartment? How do you manage not feeling overwhelmed by the decisions about what to pack, how to pack it, how to dispose of or donate what you don’t want, and so on? When my mom decided to move this summer, she reached out to Jayne to help her pack for the move and unpack to set up her new apartment. Jayne’s calm and patient way of working was reassuring to my mom and her help was invaluable in getting everything sorted, packed, and labeled in time for the move date. We’re so grateful for Jayne’s help and for the sensitive and kind way she does her work.
When it came time for us redecorate our home, we sought advice. Our neighbors told us that Frances has impeccable taste, and, after seeing other projects she has done, we sought out Frances for decorating expertise. Her patience with us, and her seeking our advice and approval were remarkable. She showed a remarkable ability to pick the right colors, the right objects, the right furniture and appliances. She even knew about the more esoteric things, like how to properly install flooring types, and, when it wasn’t done right, she made sure the installer fixed it and did it the correct way. We recommend her highly for any projects around the home.
I was a little skeptical about "staging" my home to sell, but that is no longer the case. Frances did such a great job that I didn't want to sell my house - although I did. The thing about staging is that it brings out all of the possibilities of your home.
